First of all, we want to thank you for visiting our website and allowing us to present information about our privately-owned vacation rental condominiums and homes. In the event you have not used our services before, we have prepared the following step-by-step description that explains the entire process.

Once you've reached our website, the vacation rental process typically starts by checking out our condominium and home offerings. When you click Resort Condos, for example, you'll be taken to a page that lists condominium properties in which we manage individually-owned condominium units. Clicking Resort Homes similarly takes you to a page that lists privately-owned homes that we manage.

When you click on any of these condominium properties or homes you'll generally see several pages of narrative and photos that describe the features of that particular property. Rental rates for 2008 and 2009 are just one click away.

Once you've decided on the vacation rental (or rentals) that you might be interested in and the dates that work best for you, or if you have any questions, you can contact one of our reservation staff by a toll-free phone call during normal business hours, seven days a week. Our reservation specialists know our properties thoroughly and will be happy to answer any questions you might have, with no pressure or obligations whatsoever. Toll-free numbers are on the Contact Us page, or at the very bottom of this page. You can also get in touch with us around the clock, 24/7, by clicking Check Availability and letting us know your requirements.

If you decide to make a reservation, the process is actually quite easy. A reservation specialist will ask you a few questions and enter your information into our computers. A deposit of $200 (for 3- to 7-night stays) or $300 (for stays of 8 nights or longer) paid by VISA or MasterCard will confirm your reservation immediately, with a printed confirmation going out to you via mail, email, or fax, depending upon your preference. If time permits, you can send your deposit by cashier's check, money order, traveler's checks, or even by personal check (all in U.S. funds). Your reservation will be confirmed when the funds clear.

That's really all there is to it until you arrive at our office for check-in. At that time your total account balance (rent, arrival/departure service fees, and taxes) for your entire stay, less your reservation deposit, is payable (in U.S. funds) by VISA or MasterCard, cash, cashier's check, money order, or traveler's checks. A $100 security deposit is also due at check-in, but that can be in the form of a VISA or MasterCard imprint that merely authorizes the charge, but doesn't actually charge the $100 to your card.

Once these formalities are taken care of, you will receive a "welcome packet" that has your keys, pool tags (if applicable), parking permits, directions to your accommodations, and a few other "goodies," and you're ready to move in and begin your visit to this great area of Florida.

At the completion of your stay you simply return the keys (and pool tags if applicable), and that's it! You can see more detailed information by going to our Policies and Procedures page.
